TENANT LETTING SERVICE

Vacant Property Viewing
It is office policy that prospective tenants are supervised for all inspections. Inspections can be arranged through our online booking system which can be accessed 24/7 by logging to www.podre.com.au or www.realestate.com.au.  Viewings of your vacant rental property is  scheduled & confirmed with our dedicated leasing team on a daily basis.  We, under no circumstances, hand out keys to vacant properties; we don’t take that risk with your investment.

Tenant Selection
Our high profile office, right in the heart of Rockhampton, enjoys a high volume of tenant enquiry due to our size, location and reputation. Our job is to find the best possible tenant for your property in the quickest possible time. Our detailed screening process aims to establish that prospective tenants can meet the responsibilities of the General Tenancy Agreement. Tenant selection is in accordance with laws covering discrimination and residential tenancies and privacy. We keep you informed of applications, so you can take part in the selection process. This office is a member of the Tenancy Information Centre of Australia – which is an Australia wide data base of defaulting tenants. We do not accept applications from prospective tenants who have not inspected the property.

Tenant Approval
Once a suitable tenant has been selected for your property, all Residential Tenancies Authority (RTA) requirements will be processed by our experienced staff. This includes inspection of property, implementation of Condition Reports, signing of the General Tenancy Agreement and collection and lodgment of Bond monies. At the signing of the General Tenancy Agreement we educate and advise the tenants of important aspects of the Tenancy Agreement and the property itself.

During Tenancy
We will carry out 3 Inspections per year, allowing for ingoing and outgoing inspections of which a detailed report is forwarded to you, listing any maintenance that needs attending to or future refurbishments that have been noted, and also the condition in which the tenants are maintaining the property. Owners can then forecast and budget accordingly, for any upgrading work suggested in the report.
Routine drive-by inspections are also conducted. Tenant arrears are monitored daily. The tenant will receive a Reminder phone call/SMS after two (2) days, Notice to Remedy arrears after seven (7) days, of which if they do not comply, we then forward a letter to you, as the owner, advising that they are approaching fourteen (14) days in arrears, and discuss what further action will be taken.

Repairs & Maintenance
We take care of your property’s maintenance and repairs as if it were our own. All tenant complaints and requests are handled promptly and efficiently. As your managing agent, a mutual agreement can be reached between Pat O’Driscoll Real Estate and yourself, to authorize an amount specified for repairs and maintenance. It is recommended that the equivalent of two weeks rent is the amount specified for repairs. Anything over this amount, we will seek your approval first, or forward quotes received directly to you. We will, however, always endeavor to contact you if the requested repair/maintenance is questionable or not necessary. Neglect of minor repairs can often lead to major expenditure and the loss of a good tenant. Our attention to maintenance will ensure that problems are resolved quickly, by our qualified trades’ people and at a reasonable price. However, we are happy to use any tradesman you nominate.

Vacating
Upon vacating, we will carry out a vacating inspection, to ensure that the property is in the same condition as it was when the tenants moved in, taking into consideration fair wear & tear as explained in section 188 (2)-(4) of the Residential Tenancies and Rooming Accommodation Act 2008.

If the property is left in a clean and tidy condition, and the tenants have fulfilled all their tenancy requirements, then an Application for Refund will be completed by our office, releasing the bond to the tenant.

However, if rent is outstanding and/or the property is not left in an acceptable condition, a claim will be made against the bond held at the Residential Tenancy Authority. If this is disputed, then further action will be taken (as per the Residential Tenancies and Rooming Accommodation Act 2008).

Rental Reviews
Upon expiry of lease, rent returns will be reviewed and updated in accordance with property market trends. Should you wish to sell or occupy the property, notice must be given to the tenant as per the Residential Tenancies and Rooming Accommodation Act 2008.
